Open Space Residential Design (OSRD) FAQs

  • A subdivision of more than 4 homes in which 50% of the parcel is set aside as open space
  • The homes share a common driveway, reducing construction costs and environmental impact
  • The maximum number of dwelling units allowed is the same as could reasonably be expected if developed under a conventional plan
  • OSRD is intended to ensure environmentally sensitive design and is the preferred form of subdivision development in town
  • You will need to apply to the Planning Board for a special permit (Special Permit Application)
  • The application must include an OSRD concept plan and a Yield Plan
  • The size, form, number and contents of the required plans and any supplemental information must be in accordance with Planning Board regulations
  • The Planning Board may engage technical experts to review the informal plans and to facilitate submittal of a formal application for an OSRD special permit

The Planning Board encourages you to meet with them prior to applying for a special permit:

  • They will have to sign off on your special permit
  • They can answer many of your questions
  • The pre-application review helps minimize your costs for engineering and other technical experts
  • They can provide guidance at the earliest possible state in the planning and permitting process
  • You can contact the Board’s chair and ask for time at a meeting or simply show up at a meeting (in person or online) and ask your questions during the time slot set aside for that
