Review and Endorse ANR Plan for Old Colony Road
The Board reviewed a plan presented by Gary Griffin for Sholan Homes and Paul Kuokkanen to swap approximately 495 square feet of land in Lot 4A for an equal amount of area in lot 5A. The total areas of the two lots remain the same. No new lots are created. There are no setback or wetlands issues, The Board determined that the resulting slightly reconfigured lots had adequate frontage and area and gave the plan an ANR endorsement.

Informal Discussion of Site Plan for ADU for 9 Ball Hill Road
Cynthia Hanson discussed informally a possible Accessory Dwelling Unit for her property at 9 Ball Hill Road. She has a nineteenth century house and a barn. The septic system is designed for 4 bedrooms. She is considering an ADU as an addition to the barn. The Board reviewed with her the provisions of the new by-law and explained that although the Board is accepting and acting upon applications pursuant to the provisions of the new by-law, the Attorney General’s Office has not yet completed the review of the new by-law. She does not expect to have plans until this summer, by which time the Attorney General’s Office should have completed the review process. The Board encouraged her to meet again informally before actually preparing plans.
Review and Approval of Special Permit (Boarders) and Site Plan for 64 Goodnow Road
The Board reviewed the draft decision for a home occupation special permit to take in boarders at 64 Goodnow Road and site plan review.

Informal Discussion of Possible Educational Use at 26 Old Brooks Station Road
John reported on communications with a potentially interested party. No one appeared. This item was passed over.
Approval of revised fee schedule
The Board reviewed the draft revised fee schedule. John reported that Town Counsel had advised that the Board could set fees and did not need Selectboard approval.
MOTION to approve the revised fee schedule.

Approval of Instructions for ADU Applications
The Board reviewed the draft revised instructions for applying for site plan approval for ADUs. The instructions will assist applicants and remove the inapplicable provisions in the very detailed conditions in Section XII of the Zoning By-Laws

Preparation for Public Hearing on Proposed Zoning By-Law Amendments
The public hearing will be at the Senior Center on March 19, 2025, starting at 7:30. The Board reviewed and approved the “Letter to Residents” outlining the proposed amendments and inviting residents to the public hearing. The notice for the public hearing has been posted and is being published. John and Corey are working on a presentation, including power point slides and FAQ sheets. There may be time for the Board to deliberate after the public hearing has concluded. The Board can also deliberate at the April 2 meeting. Draft warrant articles are due on April 7.
